The key feature of this home is the 223 feet of level lake shore along north side of Lake Washington.  Lake Washington is the premier lake in the area stretching around 3 miles by 2 miles, 2,639 acres , so there is plenty of room for everyone to enjoy water activities.  Lake Washington is connected to Lake Stella via a small channel that a regular boat (non-pontoon) can get to.  Lake Washington is supported by a lake association which organizes social events with main focus on lake management (http://www.lakewashingtonassn.com/). 

The property is located just 60 miles west of downtown Minneapolis off of highway 12, so you will never have to contend with the typical summer traffic heading up north.  Also, compared to up north, it gets warmer earlier and stays warmer later, extending the outdoor activity season.

Air conditioning for house is provided via an Amana air heat pump which is hooked up to the off-peak electricity, costing 40% of the going rate of electricity.  To get most efficient cooling, a matching Amana fan is part of the furnace and provides a variable speed fan.

The house has a variety of heating options:
   1) Amana 95% efficient two-stage natural gas furnace (installed 2005)
   2) Amana air heat pump- off-peak electrical (installed 2003)
   3) Wood burning stove
   4) Freestanding natural gas stove (installed 2001)

The heat pump runs off off-peak electricity that is charged at 40% of the going rate of electricity.  The heat pump heats the house until the temperature drops below 30, then the furnace kicks in for colder weather.  A wood burning stove allows for heating the entire house.  The heat from these three sources is pumped via a variable speed forced air system.   Again, there is a freestanding gas stove on the four season porch which rated up to 1,200 square feet.  The cabin has a propane furnace, but is normally is not used as the cabin is easily winterized.

The water supply is via a well that was installed in 2003 which goes down 116 feet, which is the ideal depth to prevent  issues with ground containments, but not so deep if issues arise.  The line from well to house is eight feet deep to prevent pipe freezing even in the coldest weather.

The septic system was put in 1995 and is rated for four bedrooms and three baths thus allowing for expanding the house if desired.  This system was re-certified in May of 2008. 

The security system monitors for a) low temperature, b) water in the basement, c) smoke, d) burglary, and e) power outage greater than four hours.  This is a centrally monitored system out of Bloomington, MN which will respond to contact you indicate for each type of alarm.  The cost for monitoring service is $192 per year, but provides for a deep discount on home owners insurance.  For example, our policy offers a $225 annual savings, so we net $32 per year by monitoring our property.

Mediacom, which also offers local cable tv and voip phone service, currently provides our high-speed internet.  A TV antenna provides all the local Twin cities channels off the air, including channels in high definition.

Reasonably priced lawn care and housekeeping can easily be found locally.

Heading west from Dassel on Hwy 12, turn left 2 1/2 miles past intersection of Hwy 12 and Hwy 15 (stoplight).  This is directly opposite a rest area (small) on right side.
